Over the last few days, I’ve seen several articles and blog posts about the state of the current real estate market here in the Denver area. Every single one of those articles and posts tells the story of a market that has rebounded strongly. Properties — properly priced — are going under contract in a matter of days, if not hours. Bidding wars are becoming common again. Buyers who insist on tendering “low ball” offers are ignored and left in the dust. I have seen this market compared to 2006, which was a strong seller’s market before the bust.
To be sure, this isn’t exactly a surprise. We’ve seen it coming, and I’ve been writing about the
changing improving conditions for months. In the last six months or so, I’ve posted that the market is on the move, and it’s the best market ever. Because real estate IS moving, I told you to avoid a woulda-coulda-shoulda situation and recognize that it’s time to get in the buying and selling mode.
We’ve solidly moved out of the buyer’s market that we experienced right after the economic crash, and we’re now in seller’s market territory again. Prices are improving and the inventory is way down.
